Byroni Kleopa

Byroni accepts instructions in all areas of Chambers work with a particular focus on Property matters.

Byroni joined Hardwicke as a third six pupil after successful completion of pupillage at a leading property set. Byroni is developing a broad property practice of her own and has experience in appearing as sole counsel in the County Court.

Byroni regularly advises on and appears in possession claims in the County Court on behalf of landlords and tenants, including in relation to claims against trespassers. Byroni has also appeared in applications for gas injunctions.

During pupillage, Byroni assisted in preparing and conducting hearings and trials in the County Court, High Court and Court of Appeal. Byroni received training in pleading and advising.

Commercial Landlord & Tenant

Byroni has assisted in advising both landlords and tenants in commercial property disputes involving, amongst other things, breach of covenant, forfeiture, 1954 Act business lease renewals and dilapidations.

Recent work includes:

  • Advising on the incorporation of a service charge provision into a new lease.
  • Drafted statements of case in relation to a claim for forfeiture.
  • Drafted a Particulars of Claim for dilapidations of a commercial building.

Leasehold & Leasehold Management

Byroni deals with all areas of leasehold matters.

Recent work includes:

  • Advising on the merits of enfranchisement.
  • Assisted in advising a management company as to the reasonableness of service charges.
  • Assisted in advising on the meaning of a ‘user’ clause in a lease.

Real Property & Mortgages

Byroni deals with all areas of real property including easements, restrictive covenants, adverse possession, mortgages and boundary disputes.

Recent work includes:

  • Advising on the validity and enforceability of restrictive covenants, specifically as to the existence of a ‘building scheme’.
  • Advising on the enforceability and variations of rights of way.
